Home Information Packs (HIP)

We are able to produce a fully compliant standard Home Information Pack for £199*+vat for a standard HIP or £299*+vat for an exchange ready HIP.
* Please note that there is an additional charge of £25 for leasehold properties.

The benefit of a WTG Home Information Packs is that we do not believe in asking you to sign any exclusive agreement for Home Information Pack (HIP), but we have the resources to provide all the elements of a HIP.

What is in a Home Information Pack

You can choose the “standard HIP” OR our Exchange Ready HIP.

How long is a HIP valid for

The HIP is valid while the property is on the market continuously as there is no legal requirement to obtain a new hip or update any of the content, except to replace any predicted Energy Assessment with an actual EPC when this becomes available (new builds)

A property can be taken off the market for any reason and the HIP is not required to be updated if it is put back on the market within 1 year. Where the property is taken off the market because the seller has accepted an offer then, regardless of the length of time the property is off the market, the HIP does not have to be updated when the property is put back on the market so long as it is put back on the market within 28 days of that offer being withdrawn or its acceptance withdrawn by the seller.

Documents required before a property can be marketed:

From the 6th April 2009 properties cannot be marketed without all the documentation available in the standard HIP.

The documents that must be included before a property can be marketed are:

  • Energy Performance Certificate (These must be the first document in a Home Information Pack and must be attached to the estate agents property particulars)
  • Index of Documents
  • Title Documentation
  • Property Information Questionnaire
  • Local authority search
  • Water search
  • New Homes Warranty (new build/converted properties)
  • Leasehold Document
  • Index map search – unregistered land

Authorised documents, these documents can be included with your “Standard HIP”:

  • Home Condition Report
  • Home use form
  • Home contents form
  • Additional searches – there are a whole range of these which could be included
  • Warranties, guarantees and insurance policies
  • Copies of building regulations and planning applications

Exchange ready HIPs

The Exchange Ready HIP will reduce delays and will benefit the vendor by getting to exchange of contracts in days rather than weeks, subject only to arranging a mortgage, and in the case of leasehold property, obtaining required information from the managing agents. This enhanced HIP we believe will benefit the consumer, estate agents and solicitors enabling the sale to proceed from offer to exchange efficiently and with speed.

In addition to the documents contained in the standard HIP, our 'Exchange-Ready HIP' contains:

  • Environmental search
  • Office Copy entries and any documents registered under title
  • Fixtures & Fittings Form
  • Property Information Form
  • Additional Information Form
  • Copies of planning permissions and building regulations consents Guarantees
  • Warranties
  • Leasehold Property Information Form (where relevant)
  • Office Copy Entries of freehold and leasehold titles (in the case of Leasehold properties)
  • Solicitors certificate confirming the HIP is exchange-ready

These additional documents if purchased separately would cost at least £170+vat, however we will provide the upgraded exchange ready hip for only an extra £70+vat; and if you would like to use a solicitor recommended by WTG they will also provide a contract for sale at no additional cost.

Properties Taken off Market

The benefits to consumers of choosing a firm registered with the PCCB is that the firm is committed to delivering an agreed standard of consumer service and has agreed to abide with the Independent Property Codes Adjudication Scheme (IPCAS) that exists to provide consumers with appropriate redress in case of any unresolved complaint.

Delivery

We aim to deliver your completed standard HIP within 7 working days. However, where there are issues, with for example a local authority that is slow, or problems with obtaining leasehold documentation, we will tell you in advance what the expected turnaround time will be.
