From 1st October 2008 the Energy Performance of
Buildings Regulations 2007 requires all properties for sale or rent to have an Energy
Assessment carried out.
Even if the property does not require a full Home Information
Pack because the property has been on the market before the original deadline; vendors
must from the 1st October have an Energy Assessment carried out and supply a hard
copy of the EPC to the successful purchaser before contracts are exchanged.
EPCs are also required when first new tenant moves into
a rented property after 1st October.

The benefits of the WTG Home Information Packs are:
We do not believe in asking you to sign any exclusive agreement for Home Information
Pack (HIP), but we have the resources to provide all the elements of a HIP.
What is in a Home Information Pack?
You can choose the contents of the “standard HIP” and then vary
it as appropriate.
There are however a few rules laid down by the government:-

Documents required before a property can be marketed
For a transitional period a change has been made
to address concerns that properties cannot be marketed without all the documentation
available.

The only documents that must be included before a property can be marketed are:-
- Energy Performance Certificate (These must be the first document in a Home Information
Pack and must be attached to the estate agents property particulars)
- Index of Documents
- Title Documentation
- Sale Statement
- Leasehold documentation (if required)
There must also be evidence that remaining documents (including searches) have been
commissioned, and documents should be available within 28 days.
- Local authority search
- Water search
- New Homes Warranty (new build/converted properties)
- Leasehold Documents – lease, landlord details etc
- Index map search – unregistered land
Authorised documents, these documents can be included with your “ Standard HIP”
- Home Condition Report
- Home use form
- Home contents form
- Additional searches – there are a whole range of this which could be included
- Warranties, guarantees and insurance policies
- Copies of building regulations and planning applications
Properties Taken off Market

A new Home Information Pack is required only if the property is taken off the market
for over a year after the original marketing date.We aim to deliver your completed
HIP within 10 working days. However, where there are issues, with for example
a local authority that is slow, or problems with obtaining leasehold documentation,
we will tell you in advance what the expected turnaround time will be. |
